  • What are the qualifying criteria to lease an apartment?

    To qualify for an apartment home at 1601 West Townhomes, gross household income must be at least two and a half (2.5) times the monthly rent. All applicants 18 years of age or older must complete a rental application. Credit, rental history, and background screenings are required. Each application is reviewed to ensure a smooth and fair approval process.

  • What are the application and administrative fees?

    • $75 Application Fee (per applicant 18+) – Non-refundable 

    • $199 Administrative Fee – Non-refundable 


    These fees cover the cost of processing the application and preparing the lease agreement.


  • What are the monthly pass-through fees?

    • Trash: $22

    • Pest Control: $10 

    • Liability Renter’s Legal Liability Waiver: $15 

    • Water and sewer are included


    These services help maintain a clean, safe, and comfortable community for all residents. 

  • What is the Deposit Alternative Program?

    We offer a Deposit Alternative Program to help reduce upfront move-in costs. Instead of paying a  traditional large security deposit, qualified residents may choose to pay a lower, non-refundable fee at move-in. This option allows residents to keep more cash on hand and ease initial expenses. Please contact the leasing team for eligibility details and pricing.

  • Do you offer flexible rent payment options?

    Yes. We proudly partner with FLEX to provide flexible rent payment options. Residents may have the ability to split their rent into smaller payments aligned with their pay schedule. Contact the leasing office to  learn more about enrollment.

  • What is the pet policy?

    We love pets at 1601 West Townhomes! 


    • Dogs of all sizes welcome (breed restrictions apply) 

    • Two pet limit per apartment home 

    • $350 Pet Fee (first pet) 

    • $100 for each additional pet 

    • $25 per month pet rent (per pet)
